03 / APPROACH

One problem, one logic

Design and building are one problem — solved by removing the gap between the firm that draws and the firm that builds.

Most projects lose something in translation: the architect draws, hands off, and the builder reinterprets. Modus is architect-led and carries both. The intent that gets drawn is the intent that gets built.

The principal is a licensed California architect. The same team holds feasibility, permitting, procurement and field execution — answerable for design literacy and construction discipline at once.
